Auction will be held at St. John’s Parish Hall in L’erable, 2700N/1500E Clifton IL. 60927 Land Location: I-57 Clifton Exit 297 Go East 5 miles on 2900N to 1600E then South Approx. ½ mile (West side of road)


Description of Land: The East ½ of the Southeast ¼ of Section 9, Township 28 North, Range 13 West of the Second Principal Meridian, Iroquois County, Illinois, Excepting Therefrom The South 20 Acres, Containing 61.66 Acres, More or Less.


Soil Types: Reddick, Selma, Bryce and La Hogue. There is black top road frontage on 1600E with field entrance. There is a cash rent lease in place for 2012. 2011 taxes on the original 80 acres (with buildings) was $3,964.58 and will be adjusted for the 61.66 acres purchased. Seller shall pay the 2011 property taxes due in 2012, at closing, based on the most recently available property tax bill. Purchaser agrees to pay 100% of the 2012 property taxes due in 2013 and all crop and other expenses for the property.  Bidding will be on a per acre basis multiplied by the number of surveyed acres. The purchase price will relate to the parcel as a whole. The successful Buyer will be required to put down 10% day of auction and execute a contract for the purchase of the real estate under the terms and conditions specified herein. The earnest money should be in the form of a personal check or cashier’s check (non refundable). The balance of the purchase price will be due at closing. Seller reserves the right to reject any or all bids.
